And the Guernsey Press has been given an exclusive view of the new change-of-use planning application for the project, which sets out to prove that the building can never be a viable hotel again.

A group of doctors are fighting to change the St Martin's building into a specialist dementia care home, but the project was rejected by planners at an appeals panel due to concerns about the loss of tourist accommodation.

More than 6,000 people have signed a petition to show their support and petition organiser Sarah Griffith said she hoped some of them would come down for today's handover.

Architect Andrew Ozanne, of Lovell Ozanne, pictured, has put together an application which aims to convert and refurbish the existing building.

Independent surveyors have put the cost at bringing the hotel back to three stars at £3.3m.

Mr Ozanne said it would be impossible for an investor to recoup that cost.
