Difficult to put price tag on Fort Richmond – estate agent

DETERMINING the value of Fort Richmond without knowing the parameters of the site is no easy task, an estate agent has said.

Cooper Brouard open market sales director Ross Le Marquand said a number of factors would need to be considered before anyone could put a figure on it.

Comparisons could be drawn with Belvedere House, which the States sold at auction for £5m. in 2008, but the fort was in an entirely different location and had different views.

'The integrity of the building would also be a key issue,' he said.

'That and how sensitive it will be from a planning perspective will be key in determining the value.'

He believed the States had been busy tidying up issues with the site, such as boundaries and access, ahead of any sale.

'It is a fantastic building and it does feel a shame that it has been under-utilised in recent years,' Mr Le Marquand added.

'It's something the island could be making better use of in the private sector.'
