The joint project between the Guernsey Housing Association and the Housing Department is costing £2.45m.
Work started at the end of October and is due to be completed in November.
Despite the wet weather, Charles Le Quesne managing director Simon Oakley said work was going well.
'The main challenge during the wet weather was keeping the roads clear,' he said.
'Despite this we are ahead of the programme.'
The new bungalows will have two bedrooms and have been designed specifically for older people, according to GHA chief executive Steve Williams.
'There will be easy access and no steps,' he said.
