The business on North Side, Vale, closed at the start of 2015 due to the poor condition of the building.

Now, after more than two years of discussions, the planners have given permission to demolish the building and replace it with three new retail units.

The site is owned by a subsidiary of J&D Norman.

General manager Adrian Norman said it welcomed the granting of permission.

'Now we've had the approval, we can go and talk to potential tenants,' he said.

'We've not been able to do that until now, as we've not been sure what the approved scheme would look like.'

He said there had been interest previously in the site as large out-of-town retail units.

Tenants will have to be secured before work begins.

The site would provide around 5,000sq.m. of retail space, more than half of which would be in the main unit.

The other two units would be smaller – around 600sq.m. and 1,000sq.m. each.

There would also be more than 70 parking spaces.

Lovell Ozanne architects Andrew Ozanne and Andrew Male have been in discussions with the planners since May 2014.
