States hopes for £2m. for former prison site

PART of the former prison site is being put up for sale by the States in a combined deal which could net it more than £2m.

The States is trying to sell two parts of the site of the former prison in Town at the top of St James’ Street. Estate agents Savills is acting for it and has produced indicative plans showing offices there, although no planning permission has been applied for.

Estate agents Savills has produced particulars for the site at the top of St James’ Street, which is currently a car park, and for a smaller plot next to it in Rue Marguerite, which is a small plantation at present.

Unconditional bids are being sought for both sites, with the States looking for offers in excess of £1.6m for the large site and £400,000 for the smaller one.

The sites will be sold without planning permission, but the property details say that there is the potential for a variety of development – offices, residential, leisure, education and car parking.

It is estimated that the larger of the sites provides 7,061sq. ft (656sq. m) of space, while the smaller has 2,982sq. ft (277 q. m).

Savills has prepared ‘indicative’ proposals for both sites, assuming planning permission was given, envisaging a five-storey office building on the larger plot with underground parking for 26 vehicles. The smaller site could potentially have a four-storey office with basement parking for 10 vehicles.

The Guernsey Housing Association had looked at making use of the sites itself, and had hoped to build about 30 flats there.

But GHA chief executive Steve Williams said that after talking to planners it emerged that there would be too many constraints.
