E&G is put up for sale

THE English & Guernsey Arms has been put on the market for £800,000.

The property is being marketed jointly by Cooper Brouard and Watts & Co as an exciting new development opportunity.

A development framework for the South Side pub was drawn up by planners earlier this year. This suggested that the 0.21 hectare site, which is owned by the Liberation Group, could have a retail or community use. It was also suggested that the site could be used for housing.

A Liberation Group spokesman confirmed the pub was still open and would remain so until the site was sold.

‘We have decided that the pub is not core to the estate going forward and money from the sale would help with investment into the rest of the estate,’ he said.

The development framework did not state how many houses could be built on the site.

‘Should a residential development be proposed, given that this site is large enough to accommodate a number of dwellings, potentially including through conversion of the main building, the mix and type provided should be reflective of the demographic profile of households requiring housing based on the most up to date evidence available,’ it stated.

‘The exact mix of sizes will be determined at the point of any planning application on the site, informed by the most up to date information, such as housing needs studies and other relevant information held by the States of Guernsey.

‘Current evidence does suggest a need for smaller units, including smaller family homes (2-3 bedrooms), as well as one-bedroom homes – therefore there is potential for apartments in conjunction with a commercial/community use.’

The pub, which was formerly known as Blind O’Reilly’s, is not listed on the Liberation Group website. The group owns several other establishments, including Dix Neuf, the Ship & Crown and the Deerhound.
