Pointues Rocques’ revised plan includes 15 fewer units

FEWER units of accommodation than originally planned could be built at Pointues Rocques in St Sampson’s if revised plans are approved by the Development & Planning Authority.

Originally the application, made by R Plumley, Messrs Gabriels, Asparagus Tips Too Ltd and the Guernsey Housing Association, sought approval for 50 flats, 20 new dwellings and 13 affordable houses to be built on the 2.5 hectare site close to Delancey Park.

The controversy sparked by the application led to a protest march in October 2017.

A development framework published last year has led to the revised application, which has 15 fewer overall number of units than in the original plans, down from 83 to 68, although some of the new dwellings would have two bedrooms rather than being one-bedroom flats.

The new plans are for a total of 33 new dwellings, 22 flats and 13 affordable houses.

‘While the applications may look similar, there are a number of changes which are stated to be to address the requirements of the development framework,’ said the application.

As well as the changes to the number of flats and dwellings, the revised application includes the creation of a second vehicular access onto Pointues Rocques; the provision of six public parking spaces along Pointues Rocques; removal of three units at the proposed Robergerie Access; and the reconfiguration of some flats within blocks A and B of the site.

It is explained that the latter will generally involve combining one-bedroom flats to form two-bedroom houses.

While block A was originally 24 flats, it will now be 11 flats and eight houses, while the same number of flats and houses will comprise block B, which was previously 26 flats.
