Co-op unveils new plans for Leale's Yard including 320-plus homes
It is the third time the CI Co-operative Society has published plans for the site it bought back in 1998. But this time it was confident of being able to deliver, it said.
Plans for more than 320 houses, new Co-op stores, a multi-storey car park for 300 cars and a spark to regenerate the Bridge and the north of the island are part of ambitious redevelopment plans put forward by the Co-op for the Leale’s Yard site.
‘The Leale’s Yard redevelopment is an exciting proposal for both the people and businesses in the St Sampson’s area, together with wider Guernsey,’ said CEO Mark Cox.
‘The plans will bring a wealth of new benefits for islanders, from social and economic impacts to environmental sustainability and affordable housing.
‘We have taken both our experiences gained thus far and the requirements of the development framework and developed plans for a community-led development that, when completed, will be a real destination place for islanders.
‘We look forward to achieving a positive outcome from this application, and are confident that, when approved and developed, it will be fantastic for the Bridge area and beyond.’
The company said that it was seeking to provide an ‘economically viable and sustainable solution’ for the development of the site, and then to introduce wider social and environmental benefits.
The outline plan is to develop the retail store, car park and a bank of homes first, with the intention that all would be available three years after approval is granted. All development works would be completed within five years.

It has partnered with a number of contractors, with JW Rihoy and Son as the major construction partner.
‘I think we’re very confident that we can deliver this if we get the outline planning approval. We’d love to be on site starting clearance by the end of the year,’ Mr Cox said.
The society expects to see more than £50m. spent on the construction of the site, and a further £150m. in local facilities management services once built.
Open days will be held at the Salvation Army Hall in Nocq Road on the Bridge on Friday from 10am to 6pm and Saturday from 9am to 12.30pm.
