GHA application to develop 42 homes at Duval Vinery

A NEW application for 42 homes as part of the Belgrave Vinery development has been submitted.

The Guernsey Housing Association already has an application in with the planners for 91 homes on Fontaine Vinery.

The latest application is for the neighbouring Duval Vinery, which stands to the north of the site access road, near St Sampson’s douzaine room.

Guernsey Housing Association’s outgoing chief executive Steve Williams said the disused vinery site, unlike Fontaine Vinery, was privately owned, but it was part of the wider Belgrave Vinery site, which was identified in a development framework document.

‘We have an agreement with the land owner and we are looking to buy the site,’ Mr Williams said.

‘We are in the process of [going] through that with them.’

Just over half of the new development would be one-bed flats. The rest would be two- and three-bed houses.

The previous 91-home application was submitted in June and consultations have been taking place on that. Mr Williams was hopeful an open planning meeting would be held in December on that plan.

Tender documents have gone out for the project and Mr Williams said he was just waiting for those to come back shortly. Once the tender was agreed, the GHA can then look at how the project will be phased, with Duval and Fontaine vineries both part of that process.

Subject to planning, it is hoped builders will be on site by the mid-2023.

As part of the developments a flood remediation report have been drawn up for the southern part of the site. Mr Williams said they needed to have the report if they were going to be allowed to build to the south of where the green shed currently stands. Any plans for that land would be part of a separate, future application.

Mr Williams said that report had been encouraging.

‘It’s been quite a lot of work, so we are glad that is done,’ he said.
