L’Eree hotel could become homes
PLANS to convert L’Eree Bay Hotel into 14 homes have been submitted.
The west coast establishment, which had more than 30 rooms, shut down in 2020 as it was not economically viable.
Red fund bought the site in 2019, when the hotel was already in a poor condition.
L’Eree was set to be one of 10 tourism sites which would be allowed a special exemption to be allowed to change from visitor accommodation to residential. The delayed proposals are set to be signed off in the States shortly.
But while the applicant has welcomed the exemption, it decided it made more commercial common sense to push ahead with existing policy gateway for a change of use, which included showing that the site was redundant and could not be sold or leased for its current use.
‘The hotel has been actively marketed for well over two years for sale or lease and without success since 2019,’ said James Le Gallez of Strategic Planning & Property Ltd, in the application.
‘The level of tourism investment, set against its losses and costs, is an unviable position.’
The plans involve creating 14 housing units across the three floors. This would see three one-bed units, nine two-bed units and two three-bed units.
The number of parking spaces on the site would be reduced from 27 to 18, and there would also be bike parking.
Two of the accesses near the busy junction of Route des Adams with the coast road would be closed to cars to improve road safety. Two access points further from the junction will be kept to access two parking areas. The swimming pool to the southeast would be removed.
