Coupee Lane on the market for £800,000
A REVISED planning application could see 12 flats built at Coupee Lane with no parking.
It comes as the area of land goes on the market.
The empty site off Cornet Street has long been earmarked for development, but has stood largely empty and unused for decades.
A variety of projects have been put forward for the site, with planning permissions for flats granted in 2001, 2002, 2004, 2006, 2009, 2010, 2013 and 2016. The most recent approval was for 12 flats over five floors in 2022, which included four parking spaces.
The latest application looked to revise the 2022 approval. It moved a retaining wall, which saw two of the two-bed flats become one-bed units, as well as changes to allow a sprinkler system to be installed.
It also removed parking from the site, replacing it with a bin store and cycle storage.
The application does not explain why the parking was removed, although the previous planning approval did require cycling storage.
Prior to 2016 Guernsey’s planning guidance was to have a minimum number of spaces for properties, which varied by property size. But since 2016 this was swapped to a maximum number of spaces, in a bid to promote sustainable transport choices, make the more efficient use of land and reduce congestion.
The property has just gone up for sale with estate agents Cooper Brouard, with an asking price of £800,000.
