Pointues Rocques first phase for sale at £7m.

THE first phase of Pointues Rocques – the controversial housing development near Delancey Park – is now being marketed for sale for around £7m.

The 4.25-acre plot has planning consent for 68 new homes including 16 units of affordable housing under the GP11 planning policy.

Estate agent Lovells & Partners is handling the sale on behalf of the site's owners and director Chris Lovell said they had already had considerable interest.

‘We are marketing it across the Channel Islands, and have had interest from investors in Jersey,’ he said.

‘We have two serious parties interested already but these are very early days and as marketing increases we are likely to see more.’

Mr Lovell added there was the possibility the site could be sold off in blocks.

‘We are looking at selling it as a complete development but are also considering selling it in portions of four to 10 plots.’

The site has been allocated as housing under the Island Development Plan since 2016, with planning permission finally granted in July last year after it was first submitted in 2017.

Politicians voted against the development at an open planning meeting in October 2021, despite the recommendation from planning officers that it should be approved, but this was overturned, despite 125 objections, after architects submitted an amended version of the plans.

The affordable housing is based alongside the western edge of the development, with the majority of other properties based around two square courtyards.

All the homes have parking and ‘amenity areas’ and the development is described as ‘well planned’, ‘accessible’ and ‘landscaped’.

Lovells is currently only marketing phase one of the development and Mr Lovell said he was unsure when phase two would be on the market.
