Road resurfacing plan could affect Idlerocks rebuild

THE clock is ticking for the redevelopment of the Idlerocks Hotel after Guernsey Roads announced that Jerbourg Road will be resurfaced next year and cannot be disturbed after that for three years.

Investigations into the viability of redeveloping the former hotel site at St Martin's are still under way, a year after planning permission was granted.

It took two years of negotiating with planners to get permission for a 35-bedroom hotel at the Jerbourg site, with a three-bedroom house on the lowest level, but that approval runs out in 2017 if work has not begun.

Lovell Ozanne director Andrew Ozanne is the architect behind the project and said there were several issues.

'We are working hard on reviewing the viability of the project,' he said.

He is working with the Housing Department to have the house designated as open market, because this would affect its viability.

Services are also a big worry.

Mr Ozanne said he had just been told the Jerbourg Road was going to be resurfaced next year and then there would a three-year embargo on digging it up again.

He needs to be sure that there will be enough capacity on the sewer, electricity main and water pipes for a large hotel.
