Plaza House handover concludes £80m. Admiral Park investment

The developers of Admiral Park have hailed the conclusion of some two decades of investment in the area with the handover of Plaza House.

The final major addition to Admiral Park is now the tallest commercial building in the island, with 68,500sq. ft of floor space.

‘Comprop has been developing Admiral Park for more than 20 years, and Plaza House is a fitting conclusion to the project,’ said Comprop managing director Steve Marie.

‘Not only has its design been carefully considered to visually benefit the area, it’s the most advanced building of its type in the island.

‘We wanted to make a significant contribution to Guernsey’s built environment and we hope to have set a new standard with this.’

Work on Plaza House went on for some two and a half years. The building is now 75% occupied, with negotiations ongoing over the rest of the space.

Watts Property Consultants has been the firm marketing and letting the property and the remainder of the site.

‘The market has received it extremely positively, which shows there was clearly a need for this type of high-quality office space in the island.

‘Having these facilities supports the island’s finance and professional services sectors and helps promote Guernsey’s reputation on the international stage,’ said managing director Jo Watts.

‘But beyond that, the Admiral Park development has wide-ranging benefits for the island and economy as a whole.

‘It’s created jobs, it’s supported tourism, and it’s given a successful new venue to the hospitality industry. Comprop’s investment in the island will have benefited the economy in so many significant ways.’

Some £80m. has been spent, including infrastructure spending, on the two phases of this particular development which encompasses Plaza House, the Premier Inn, Good Rebel restaurant, and a multi-storey car park.

Plaza House is the first building locally to be awarded Breeam accreditation equivalent for energy performance and sustainability.

‘This has been a really successful project and I think it sets the bar for modern offices and what financial and professional services require in modern times,’ said Ms Watts.

‘It’s been a great partnership and a really impressive building.’

Mr Marie described the construction as a collaborative process with the core team on the project of Lovell Ozanne, Jason Powers Consultants, Tillyard Quantity Surveying, Watts Property Consultants and main contractor Rihoy & Son.

‘A project of this size always has challenges but the approach taken by all involved was to work together to find solutions, with an excellent end result.’
