Four new builds sold – two going for more than £1m

Four newly-built houses were sold last month – the first new builds to be sold since August.

But they are likely to hold little comfort for first-time buyers, as two were sold for more than a £1m.

Housebuilding continues in the island, but many of those going up are at the higher end of the market.

A three-storey, five-bedroom house in Les Amballes sold for just less than £1.2m., while a three-bed energy efficient house in St Peter’s sold for £1.12m.

The other two homes sold were slightly lower in price.

One is in the new Sycamore Avenue development on the Halfway, with the three-bed semi-detached home selling for £755,000. Eight of the homes on the development have been sold, but mostly while the site was under construction.

The only new house to sell for under the average was one of the new homes off Carriere Lane, which sold for £455,000.

Eight of the 73 homes sold last month went for more than £1m.

That helped to push up the median local market house price as compiled by Unusualities of Guernsey so far this year to £653,000 – from £628,000 this time last year.

While the total number of conveyances so far this year is slightly down on last year, at 732, the number of local market houses so far this year is up slightly, from 423 to 435 at the end November.

There were a couple of interesting commercial sales last month.

The restaurant Roc Salt at Chouet closed last December. The property was placed on the market at £950,000 and has now sold for £800,000.

The most expensive property to sell – and the only one going for more than £2m. – was 10 apartments making up La Villette Court, which sold for £2.04m.
