But owner Guernsey Building Developments Ltd might face an uphill battle as three previous residential conversion applications have all been rejected.

The company submitted detailed plans to the Environment Department for the 59-bedroom property above Petit Bot, which could see it instead offering 40 sheltered and extra care rooms.

In the application, Advocate Peter Ferbrache, who is acting as the agent for the applicant, said the property was unsuitable for a hotel and upgrading it to a good standard would cost more than £10m. This compared to the £6.8m. the St Pierre Park Hotel was recently sold for.
