Up to 35 homes could be built at Vale vinery
UP TO 35 homes could be created on a former vinery site in the Vale after planners gave their backing to the idea.
A development framework has been approved for Cleveleys Vinery, which lies to the south of La Route du Braye.
The site was already largely classed as an allocated housing site in the Island Development Plan. An adjoining small area of undesignated land is also included in the framework.
Development frameworks aim to guide developers as to what sort of developments could get planning permission in the future.
It is anticipated that this vinery could provide between 25 and 35 dwellings. This total includes six one-bedroom units which have already been constructed to the front of the site.
The site is 6.7 vergees and part of it is taken up by a disused vinery.
‘As a draft development framework, there was a four-week public consultation period and a limited number of responses to the draft were received from a range of consultees including States committees/agencies and the public,’ a Planning Service spokesman said.
‘The main concerns focused on pedestrian access and safety at the site, flooding issues and the suitability of the site for housing development, housing density, the potential for a cycle path between Saltpans Road and La Route du Braye, traffic, infrastructure, cumulative impact on density and traffic/parking issues considering other planned developments in the area and the impact on residential amenity.’
The site is accessed from a main road and has good transport links. It is also close to the Bridge.
All these matters were considered before the Development & Planning Authority approved the framework.
