Plans to demolish house next to Jamaica Inn and build flats

A DILAPIDATED house that stands between the Jamaica Inn and Jamaica Hall could be demolished to make way for three flats, if planning permission is given.

Currently the pink structure on the southern side of Le Bouet has two floors.

In the planning application Collas Crill senior planning partner Chris Crew said 10, Le Bouet was dilapidated and the new plans would make better use of the tight site.

‘Although of some age and of traditional scale and form, the existing building is in a dilapidated condition that detracts from the character and special interest of the conservation area,’ he said.

‘Redevelopment of the site will deliver high-quality, energy-efficient, sustainable modern housing that will provide a better standard of accommodation and amenity.’

The plans propose a one-bedroom flat on the ground floor, a two-bedroom flat on the first floor and a one-bed flat on the top floor.

As the site is sandwiched between two buildings, the main aspect of the site is out on to the street.

Mr Crew said the plans included tall windows, a first-floor Juliet balcony and full height glazing on to a terrace on the top floor in a bid to give good light and ventilation.

He added that the ground-level flat would have the lowest levels of natural light and people living there may suffer disturbance and a lack of privacy, as it was close to the street. But with the Island Development Plan seeking to maximise densities in the urban area, Mr Crew said the development would provide acceptable living conditions.

Only the top floor unit will have outdoor space, in the form of a terrace.

But Mr Crew said there were facilities for 'casual relaxation’ nearby, such as Candie Gardens and Beau Sejour.
