The developer, Red (L’Eree Bay) Limited, is seeking permission to demolish the existing building, outbuildings and substation and erect three buildings, containing 15 flats, along with two outbuildings and altered vehicle access, at the site on Route de la Rocque Poisson, L’Eree.
The scheme is a reworking of plans already approved twice before – a conversion granted in April 2024 and a demolition-and-rebuild approved in February 2025. There is no fundamental change in the number of units, their location, orientation and infrastructure, but the footprint and volume of the development have been marginally increased to make more efficient use of the site and the development more viable.
In practice, the three blocks would be about 1.4m wider than the approved scheme, with a more enclosed second floor and no rear terraces. The revised buildings would total 1,991 sq. metres, a 26% increase on the 2025 approval. The 15 two-bedroom homes would be served by 32 parking spaces, along with cycle and motorcycle parking and electric vehicle charging.
The application stresses that the former hotel made ‘no positive contribution’ to the area and that the replacement would be a ‘vast improvement’, with each flat oriented towards the coast and the development incorporating green roofs, solar panels and sustainable coastal materials.
Demolition has already been consented, and the agent notes the earlier approval has been triggered – meaning that, subject to this revised scheme being approved, the way would be clear for construction to begin.
