The concerns were raised comes as planners issued a development brief for the former Late Shopper building at Ville au Roi, along with the former Priaulx Garage site behind it.
The site has been highlighted as an opportunity to create up to 23 homes in high-density housing project.
Ray Mauger, 67, has lived in the area for the past 45 years.
While he had no big objection to new houses, he said parking was the biggest problem, with many spaces being 23-hour.
