The hardware store on Vale Avenue, which first opened its doors in October 1926, along with its accompanying yard, is up for sale for £2m.
The site, just to the north of the Bridge, is still owned by the Bougourd family, who run the shop, and although they are happy to sell the business as a going concern, the option is there for any buyer to redevelop the site.
The family declined to comment yesterday, but Joanna Watts, a director of property consultants Watts, which is handling the sale, said the decision to sell may have been prompted by the centenary.
‘I think as part of any 100-year anniversary you’re going to be thinking about where the future of the business is going,’ she said.
‘So it seemed like an opportune time to reflect, which is, I think, why the owners decided to explore this as an option. Because obviously, it needs a specialist builder or developer to do something with the site.
‘I know it was a long, hard decision, as the shop is a Guernsey institution, and they would be interested in working with potential new owners for the shop going forward.’
The site is available separately or as a whole, with offers expected in excess of £750,000 for the shop, and and £1,250,000 for the surrounding industrial area.
The shop itself is within a main centre area and so can be considered for retail or redevelopment as a residential space.
While Ms Watts said the light industrial area, which is currently partly used for storage by the shop, with another large area leased to tyre fitters Pitstop, was as rare as ‘hens teeth’.
‘It ticks a lot of boxes for anyone looking for a site of this nature,’ she said.
‘The property provides a unique combination of opportunities by virtue of it falling within both a main centre and a key industrial area. As development land within main centres is rare, this is an opportunity not to be missed.’
