Eton House was formerly home to BDO, but the firm moved to Admiral Park in 2023. The three-storey building has 11,551sq. ft of office space.
Watts property consultants director Wing Lai said that the offices had been marketed for the past three years but there had been no takers.
So the property owner is looking at convert the building into 12 flats.
Mr Lai said his company supported the application, as many prime offices were now focused towards the north of town and beyond, such as St Julian’s Avenue and Glategny Esplanade.
‘The market for offices of this nature is not buoyant and it is highly unlikely a tenant will be found in the immediate future,’ he said.
‘With an increase in supply of serviced office accommodation and with the Digital Greenhouse offering flexible terms and attractive rates for modern offices, we have experienced a reducing demand for smaller, lower quality offices, such as the subject property.’
He added that the property was dated and would need modernisation.
The proposal would see a lightwell installed in the middle of building, and seven one-bed and five two-bed flats would be created.
It is not the first block in this area to move away from office space. Planning permission was granted last year to convert Borough House, just two doors away, from offices in nine apartments.
