Housing Committee confident in delivering affordable housing

The States Housing Committee is welcoming the Development & Planning Authority’s approach to zoning land for affordable housing and is urging the States to approve all of the new sites being put forward under the ‘focused IDP review’.

Some in the property sector have expressed disappointment that the DPA has not accepted all of the planning inspector’s recommendations for additional sites, but the Housing Committee is not too worried.

‘There should be sufficient homes produced on the priority Affordable Housing sites, and if not, the Housing Committee will discuss a way forward with the DPA. There is some added buffer in the projected number of homes, hence if a site does not progress we can still provide sufficient homes, however, they will all be kept under review, allowing other sites to be put forward if necessary.’

One concern that has been expressed is that there might be a shortfall in provision if some of the sites earmarked for affordable housing are never developed, but Housing said the signs so far were that this will not be a problem.

‘The inspector may be allowing for some sites not progressing, however, States officers have had contact with the relevant landowners and developers and received positive feedback on their desire to progress their sites.’

The proposed revisions to the IDP are due to be debated by the States in the autumn.
