Plans for 18-house clos on single property site
Rejected plans for a luxury house have been replaced with fresh plans for an 18-house clos on the site of a house in southern St Peter Port.
White Lodge is a two-storey, four-bedroom home, on the eastern side of Les Vardes.
Earlier this year planners rejected a scheme to demolish the existing house and replace it with a five-bed, four-storey house, on the grounds that it was too big.
In a sharp about-turn, the applicants have now applied to build an 18-property clos, with two-way access off Les Vardes.
It is proposed that a new four-bedroom house be built to replace the existing dwelling, while the rest of the site would have two three-bed semi-detached properties, three two-bedroom terraced dwellings, and 12 more two-bed terrace homes.
The current access is quite tight, so there are plans to improve it by increasing the width of the current gateway.
The proposals would see a number of trees removed and some of the properties have limited outdoor space.
‘Acknowledging the limited amenity area, a roof garden has been created for units 7-12, which provides not only an additional south-facing private “fresh air” space, but also a sea view to the north, afforded by the split roof design, which would compensate for the lack of outlook elsewhere,’ the application said.
The design statement also noted that these units would have below-ground kitchen/dining areas.
‘This is not considered to be a particular issue as it replicates the basement areas that are often popular in places like London and this offers a private recessed external area for sitting and/or informal eating.’
Most of the structures would be four storeys.
White Lodge was sold for £2.39m. last summer. The latest application and the previous mansion application were both made by the same applicants.
