The site off the Gibauderie on the outskirts of St Peter Port will have a mix of two-bedroom units and three-bedroom units to attract different markets.
‘We’ve tried to create a product which appeals to a number of markets – people looking to upsize as well as downsize, also those looking for the option of ground-floor living,’ said Eleanor Saunders, CEO of developer Walter Property, which owns the site and has made the planning application.
‘The design we are proposing will create gardens for each individual unit as well as private parking. Houses will be built to a specification which combines energy efficiency with modern living. We are looking to create a community feel to the site as we did with Le Menage [the retirement village the company completed in St Martin’s in 2022] and so we have been conscious not to overdevelop the space available.
‘The proposal is that all the existing buildings will be demolished and as far as possible, the inert material will be used on site.’
Walter Property acquired the site, which was the offices of Specsavers in the early 1990s, before it moved to its current base at La Villiaze, in November 2023 and if the plans are approved it expects work to start next year.
‘We are looking at an 18-month contract, and all being well, to commence building in early 2026,’ said Mrs Saunders.
The plans propose a one-way system for traffic through the development from La Gibauderie through to Upper St Jacques where an existing granite wall will be scalloped to improve visibility for those exiting the site.
‘We will be liaising with Traffic & Highways, however, our current application proposes a one-way system into and out of the site,’ said Mrs Saunders.
