Cleveleys Vinery housing development gets approval

Plans for 42 new homes on a former Vale vinery site have been approved by planning officers at the Development & Planning Authority.

The Cleveleys Vinery site is to the south of Braye Road, but to the north of the former Datapark site and Kenilworth Vinery – which have been earmarked by the States for housing.

Six properties were built on the road frontage about 10 years ago. A development framework for the rest of the site was approved in 2018 but development was not progressed.

The developer said the site would not have been economical while the planning policy GP11, which would have set aside part of the site for affordable housing, was still in place.

The site, just less than one hectare in size, is located immediately north of the Vale and St Sampson’s parish border and within the main centre outer area boundary of the Bridge.

The plans put forward were for 13 one-bedroom dwellings and 29 two-bed properties, some semi-detached and some terraced. Each home would have a private rear garden and one or two allocated parking spaces to the front or in nearby communal parking areas.

St Sampson’s douzaine expressed concerns about increased flood risk and increased traffic in the area, but was otherwise supportive.

The half a dozen other representations received raised worries about the density of the project and the lack of amenity space for children to play, and at least one described the quality of the environment proposed as low.

The plans were submitted last June and it is hoped that building work could start on site by the end of the year.
