Idlerocks has gone up for sale.

The former hotel site at Jerbourg, which has been derelict since a fire in 2003, is up for sale with permission in place to develop the now-cleared site into a statement home.

But it will cost. Estate agents marketing the property said the price would only be disclosed on application from a serious buyer.

In 2021 the Economic Development Committee, which handles Guernsey’s tourism strategy, said the hotel site was no longer needed as accommodation and that it would not object to a private residential development on the site.

Planning permission was then granted for the site to become a private home in 2022, with architects Lovell Ozanne unveiling designs for an ‘invisible’ clifftop luxury home.

Demolition work started last year and has now been completed.

Stuart Leslie, director and head of residential sales at estate agent Savills, said he could not comment on why the current owners had decided to sell the site.

‘People’s plans change but it is ready for someone to make in to what it deserves to be,’ he said.

‘Demolition is all complete and the site is pretty much ready to go.’

Mr Leslie said that would-be purchasers would need to be prepared to make ‘a significant investment’.

‘Part of the appeal would be the future release of new open market subscriptions which could change the house from local to open market.’

The substantial cliff-top location which has stunning view across to Herm and Sark, had been a hotel since at least the 1940s.

However a kitchen fire in 2003 caused the business to close. A second fire in 2012 rendered the site unsuitable for habitation.

Planning permission was granted for a new hotel to be developed in 2014, 2018 and 2020, but work never started.

The property was only added to the local housing market late on Friday but Mr Leslie said yesterday that he had already had significant interest.

‘There are obviously permissions in place for a private home but that is not the only thing you could do with the site,’ he said.

‘In theory it could be a hotel again, as relatively recently there were permissions in place. It’s quite an iconic location and a place many people remember for its atmosphere and spectacular views. It’s a very, very special site.’
