Derelict Grande Havre cottage back on the market for £1.35m

A SITE with one of the best views in the island is back on the market, this time as an empty plot and a set of plans.

The Leafy Cove site, including a derelict cottage, was bought for £930,000 at an auction in June 2022.

The plot is now back on the market for £1.35m., accompanied by plans and planning permission.

The derelict cottage, which sat empty for decades on the eastern side of Grand Havre, has been demolished after it was considered to be in too dangerous a condition for anyone to enter.

It was thought to have dated back to the Victorian era.

The new plans, already approved, are for a four-bedroom home, each with an en-suite, in a suitably sized detached luxury home just metres away from the bay and offering one of the island’s best views.

The ground floor has open-plan living spaces, with large glazing to maximise light, and multiple reception areas.

As the site was cleared, original materials were salvaged, intended for reuse.

Planning permission is in place with scope for future adaptations, subject to approval.

Permission is in place until September this year.

Four years ago the site was sold to an anonymous family.

Given the positioning of the site and its views, the auction day attracted strong public interest, with about 250 people attending.

Before the sale in 2022, it had previously been bought at an auction in June 1998 for £325,000.
