Guernsey’s second-most expensive home has sold

The historic St Peter Port stately home Normanville has sold as Guernsey’s second-most expensive home ever.

The estate’s former owner, Guy Hands, founder of Terra Firma Capital Partners, one of the largest private equity investors in Europe, put the 15,000sq. ft mansion in Fosse Andre up for sale last year.

Savills Guernsey sold the property this week to an international buyer, as the second-most expensive deal ever on the open market.

When Mr Hands purchased Normanville for £15.21m. at the end of December 2021, it was believed to break the record as Guernsey’s highest-value sale, which held until 2024, when that record was smashed by the £24.37m. paid for the St George’s Estate in Castel.

Estate agents who conducted the sale of Normanville did not reveal the price paid yesterday, but Greffe records confirmed it cost £18.525m.

Savills residential director Nick Paluch – who sold both properties – said it remains second only to St George.

‘The sale represents another landmark for the island, and is testament not only to the special quality of the property in question but also to the continuing appeal of Guernsey as an attractive destination for many buyers,’ he said.

‘Having been born and raised on the island I know just what a special place Guernsey is to call home – and to have been personally involved in the sale of two of our most exceptional properties is a real privilege.’

Normanville dates back to 1478. Sitting on 17 acres of land, it has seven bedrooms, 10 bathrooms, an indoor swimming pool and gym, private cinema and separate staff accommodation. Its grounds – which housed Caledonia Nursery in the late 1960s and 70s – now boast a tennis court, lake and a woodland park wildlife sanctuary.

Mr Paluch said Savills continued to receive significant levels of interest from clients in the UK and further afield. He said the open market has seen more activity in the first half of this year, compared to that of the last.

Last month’s highest open market sale price reached £9.14m. for the sale of La Maison de la Bataille in St Martin’s.

‘The upturn is a reflection of Guernsey’s continued popularity among re-locators,’ said Mr Paluch.

Last weekend the Sunday Times ran a full page feature on relocating to the island. Locate Guernsey advised 799 people who considered moving last year.
