Following Environment's politicians granting permission for the development at an open planning meeting in July, those behind the project have been given a list of 18 conditions that must first be met.
It includes precise details of the care to be provided within the home, including a management plan that sets out details of staffing levels, the services offered to residents and the specialist training to be provided by staff.
In its report, planners said the condition was to ensure that the facilities provided by the development met the acknowledged demand for dementia care and made a significant contribution to the social well-being of the island.
'The condition is also imposed having regard to quality of the environment to be provided by the facilities in terms of the level of health, safety and security of the patients afforded the development.'
