Permission granted for 13 homes at Les Bas Courtils
PERMISSION has been granted to build 13 new homes close to Les Bas Courtils Road in St Sampson's.
The project is one of two housing developments proposed for the north end of the road, behind the existing houses.
Developer Infinity Group applied for permission to develop the 3.6 vergees Les Bas Courtils site last May, with permission granted in the last few days. The application would see a new vehicle access and clos road from Les Bas Courtils Road, modification of an existing dwelling and the erection of 13 new ones with associated parking, gardens and landscaping.
The project would have four two-bedroom properties and nine three-bedroom dwellings. The homes will be two-and-a-half storeys high. The existing site includes a former orchard and vinery.
La Societe raised concerns about the project, noting that the site has supported semi-natural habitat for many years.
It called for an independent ecological assessment, prior to any clearance works, to assess its current biodiversity value, and advised that clearance work takes place outside the main bird breeding season.
But these suggestions were rejected by the planners. They did not consider a survey reasonable, and noted that the site could be cleared at any time, without permission. There are two protected trees to the south.
Agriculture, Countryside & Land Management Services said that the sycamore trees offered significant public visual amenity on account of their size and location relative to a main road and they should be protected during the work. Planners felt the work would not harm the trees.
A separate planning application for neighbouring sites La Bas Courtils and Fleur de Lys – to clear garages and outbuildings and erect 17 dwellings with associated parking and landscaping and create access road – was submitted last May and is still pending a decision.
