A planning application made to the Development & Planning Authority has proposed a third floor on the three existing residential blocks at Mon Plaisir, which would provide 12 additional units of housing. If approved, the work would also address water and structural damage caused during the storm.
‘Some of our client’s tenants are still displaced and in temporary accommodation following this storm,’ said the application.
‘We therefore request that the application is dealt with as efficiently as possible so that works can get underway in a timely manner.’
Significant roof damage was sustained during Storm Goretti and left substantial sections of the existing roofs compromised. On the night of the storm, about 50 residents had to be relocated after gusts reached 84mph. Some residents are still to return home because of the damage. Remedial works to the roof structures are urgently required to restore safe and secure accommodation.
‘Given the scale of the roof repairs required, the applicant has taken the opportunity to look at how the works could deliver something more than a like-for-like replacement,’ said the application.
‘Rather than simply rebuilding what was damaged, the proposal combines the necessary roof reconstruction with the addition of a new storey to provide much needed extra homes in Guernsey.
‘By carrying out both elements together, the scheme makes practical and efficient use of the site, helping to address the immediate need to restore safe accommodation for existing residents, while also contributing to longer-term housing demand.’
The design has been developed to ensure the additional storey integrates with the existing building form, scale and character of the estate.
To accommodate the increased residential capacity, a new parking area is proposed within the site to provide 12 additional car parking spaces.
The application is currently pending.
