The empty buildings will be demolished and the access point will be in place for at least part of the demolition and construction phase of development.
Once the new entrance has been installed, it will mean traffic and large vehicles entering the site do not have to drive through the parking area in front of the Bridge shops.
The site will be accessed via a new arm off the mini roundabout, however more traffic studies would need to be carried out for the access route to become a permanent feature.
An informal pedestrian crossing will also be installed across this new entrance to the site, while the current bus shelter will be relocated to the end of New Road near the junction with South Quay.
An additional bus stop is proposed north of the roundabout on Vale Avenue.
‘We’re working our way through the many steps needed to prepare Leale’s Yard for development,’ said Policy & Resources vice-president Yvonne Burford.
‘Receiving planning approval for demolition of the Bridge frontage buildings and for creating the new site entrance means that we will be ready for demolition across the site to take place as soon as we have a contractor in place, which we expect to be announcing very soon, and once the bird nesting season is over.
‘At long last, islanders will be able to see progress on this site which will ultimately deliver more homes, new community spaces, and significant investment into the north of the island.’
In the coming weeks, a contractor is due to be appointed to carry out the first stage of demolition.
This will involve the buildings to create the new access and other buildings on the site which already has planning permission.
During the first stage of demolition, site investigations will be carried out to prepare for future phases, which would include removal of building slabs, contaminated soil, below ground obstructions, capping of utilities and more to create a flat and safe site.
Work to set out a clear plan for how Leale’s Yard and nearby sites owned by the Guernsey Housing Association can be developed cohesively for the benefit of the community is also required.
Tenders from interested master-planning experts are currently being evaluated.
The States has named the clearance of Leale’s Yard and the start of development as one of its ‘super priorities’ this political term.
